HML has written to lessees advising that it will not be carrying out the wholesale replacement of electricity meters at Canary Riverside and will instead be replacing meters on a piecemeal basis, i.e., as and when required.  

Following the recent lift failure in Belgrave Court please find below an update from HML, the managing agent. 

Residents whose flats face towards Westferry Circus will from time to time have been disturbed by a 'boom boom!' noise every time large vehicles pass over a loose 'blocker': the security devices embedded in the access roads to the Canary Wharf estate, which are raised to prevent access by unauthorised vehicles.

A number of residents are querying the meter readings contained on the 'statement of electricity consumption' that supports the Q1 electricity bills recently issued by HML.

REMINDER: On Friday 20th April between 10am-4pm the fire shutter leading to the P1 parking level will be undergoing testing and servicing.  If you require your car during this period you must remove it before 10am, as there will be no possibility of using the access ramp until the shutter works are completed.  Residents whose spaces on P2 will be unaffected.  

A reminder that this Sunday (22nd April) is London Marathon day - which means road closures to accommodate the thousands of people descending on Canary Wharf to watch the runners and wheelchair racers as they past through the wharf.  Given this means our car park is effectively closed for the duration of the marathon, HML are taking the opportunity to carry out essential maintenance works on the car park fire shutters and the car park will be closed.

If you would like your concierge to be able to email you e.g., to notify you that you have a package for collection, you will first need to email your concierge to ensure they have your permission to contact you via email.

New door entry handsets are being rolled out across the estate, and Hanover is the first building to have the new units installed.

The HML on-line service facility is an easy way to access your service charge and electricity accounts on-line.  If you've not already registered, check out the instructions on how to do so here.  

Last week it was announced that Atkins has been awarded the contract to produce initial plans for the proposed bridge between Canary Wharf and Rotherhithe.  

Electricity bills are issued by HML Andertons to leaseholders quarterly in arrears.   The bills are based on meter readings, and invoices are accompanied by a 'statement of usage'.

On Sunday 22nd April - the same day as the London Marathon - the main car park fire shutter will be tested between 8am - 6pm.  Because of the Marathon road closures, which effectively prevent residents from being able to use the car park on that day, HML hope that this will cause minimal inconvenience.   

Your apartment's heating is provided by way of FCUs (fan coil units) which contain electric heating elements.  Living areas with just one FCU vent will typically have a 3kW heating element, and larger living areas typically have two FCUs with a total heating power of 5kW.  FCUs serving bedroom areas typically have heating elements of 2 or 3kW.

HML have reverted to billing residents on the basis of metered electricity readings, and future bills will be issued on this basis.    The meters are read remotely, but residents can take their own meter readings in order to validate the calculation of their electricity charges.

We received a helpful tip from a resident who recently replaced their shower mixer tap following problems with temperature control and pressure, which we thought was worth sharing.

We are pleased to report that BT/Openreach have finally resolved the database problems that were preventing residents from subscribing to fibre 'super fast' broadband.  All residents looking to subscribe to FTTP should now be able to do so.  

If you have a Christmas tree that you need to dispose of, please could you take the tree down to the P1 level of the Car Park (using the Goods Lift) and leave it outside the double doors of your building entrance, where the recycling bags and other large items are generally left for collection. 

Once you have taken your tree down to P1, please could you advise your concierge so that they can advise the waste operative team.  Please could you also tidy up any trails of pine needles left in your tree's wake - thank you!

**Reminder**

Residents have until Monday 8th January to comment on TfL's proposal to build a bridge linking Canary Wharf to Rotherhithe.  Please let your views be known by taking part in TfL's consultation on the bridge. 

Three options are being considered in respect of locating the bridge.  All stand to have a significant impact on Canary Riverside residents, particularly those in flats with south-facing river views.  The Westferry Circus option would result in a loss of privacy for flats closest to the bridge  and all three would affect residents' views, increase light pollution and noise disturbance.  

We have today written to the chief executives of Openreach and BT and the director of customer services at BT regarding the continuing difficulties residents are having in accessing the FTTP (fibre to the premises) broadband service that should be available to every apartment here.
